What is a cement sheet partition?
Cement sheet partitions — also called fibre cement board partitions — use pre-manufactured boards composed of Portland cement reinforced with cellulose fibres. These boards are dense, hard, and non-porous, giving them properties that no gypsum-based product can match: true moisture impermeability, non-combustibility, and physical impact resistance. Where a gypsum partition absorbs moisture and deteriorates in wet environments, a fibre cement board simply does not — it is fundamentally the same material as the concrete structure around it, engineered into a flat sheet form.
The partition system uses the same GI stud framework as a standard gypsum partition — floor tracks, ceiling tracks, and vertical studs at regular intervals — but the boards fixed to the framework are fibre cement rather than gypsum. This means the installation process is familiar, but the result is a wall that can withstand conditions that would destroy standard drywall within months: steam, grease, water splash, chemical cleaning, physical impact from carts and equipment, and sustained humidity from Bangalore's monsoon seasons.
Fibre cement boards are available in multiple thicknesses — 6mm for lighter partition applications, 8mm for standard commercial use, and 12mm for high-impact industrial environments. Completely moisture-proof in any environment
Gypsum board absorbs moisture — slowly in moderately humid rooms, rapidly in direct water contact. Once wet, gypsum softens, loses structural integrity, grows mould, and eventually crumbles. Fibre cement board absorbs virtually no water. It can be sprayed with a hose, exposed to monsoon humidity for decades, or installed in a steam-filled commercial kitchen and remain dimensionally stable and structurally sound throughout. Mechanical fasteners and edge sealant
Fibre cement boards are fixed with self-drilling screws specifically rated for cement board — standard drywall screws are not adequate. All board edges, penetrations, and joints are sealed with flexible, waterproof joint sealant to prevent moisture ingress at the board boundaries. This edge sealing is critical in wet zone applications — an unsealed edge will allow water to wick into the board over time, compromising the partition's moisture resistance.
Alkali-resistant primer and compatible topcoat
When a painted finish is specified, the cement board surface is first primed with an alkali-resistant primer — essential because the Portland cement in the board creates an alkaline surface that causes conventional paint to fail prematurely. After priming, any standard exterior or interior emulsion can be applied. For tiled applications in wet areas, appropriate tile adhesive is used directly on the board surface without separate priming.

Site survey and partition specification

Framework installation with closer stud centres
GI floor and ceiling tracks are anchored to the structural slab using heavy-duty concrete anchors appropriate for the board weight. Vertical studs are positioned at 300mm to 400mm centres — closer than a standard gypsum partition — to support the increased weight of fibre cement boards and prevent panel flex under impact loads. Framework levelness is verified throughout before boarding begins.
Board fixing with cement-board rated screws
Fibre cement boards are cut to size using a score-and-snap method or a masonry blade for cleaner cuts, then fixed to the stud framework using self-drilling screws rated for cement board. Screw spacing follows the board manufacturer's specification — typically 200mm at edges and 300mm in the field. All cut edges are immediately treated with edge sealant to prevent moisture ingress at exposed cement surfaces.
Joint sealing and gap filling
All joints between boards, at wall-to-floor and wall-to-ceiling junctions, around door frames, and at any penetrations for pipes, conduits, or electrical boxes are filled and sealed with flexible waterproof joint compound and sealant. For wet zone applications, every joint is treated — any gap in the sealing creates a potential moisture ingress point that will compromise the partition's performance over time.
Surface finishing and handover
Depending on the specified finish, the partition is either left as-is for purely functional spaces, primed and painted for offices and clinics, or prepared for direct tiling in wet areas. A final inspection checks all board fixing, joint sealing, and surface preparation before handover.
