A gypsum partition — also called a drywall partition or stud partition — is a non-load-bearing interior wall constructed from a steel stud framework clad on both sides with gypsum plasterboard panels. Unlike traditional brick or block masonry walls that require mortar, curing time, and extensive wet plaster finishing, gypsum partitions are entirely dry-built. The metal framework goes up, the boards are screwed to it, the joints are taped and filled, and the wall is ready for painting — all within a fraction of the time masonry would require.

The construction consists of GI (galvanised iron) floor and ceiling tracks anchored to the existing structure, with vertical studs at regular intervals (typically 400mm or 600mm centres) creating the internal framework. Gypsum boards from Saint-Gobain Gyproc or USG Boral are then fixed to both faces of the framework with self-drilling screws. The cavity between the boards can be left empty for a standard partition, or filled with glasswool or rockwool acoustic insulation for significantly improved sound control. Fire-rated gypsum boards are available when the partition needs to meet specific fire resistance standards — a requirement in commercial buildings, server rooms, and healthcare facilities. For spaces that also need gypsum false ceilings, we often build both systems simultaneously, creating a fully coordinated finish between walls and ceiling.

The finished surface of a gypsum partition is indistinguishable from a masonry wall — it can be painted, tiled, textured, or panelled in any finish the room requires. Glass panels, pass-through windows, door frames, electrical outlets, and cable management points can all be integrated cleanly into the partition structure during the build. Modifications — moving a door opening, adding a window, or even relocating the partition entirely — are straightforward compared to masonry work.

Gypsum partitions use industry-standard branded components — GI steel framework with Saint-Gobain Gyproc or USG Boral boards — for consistent, compliant performance.

GI studs and tracks (floor and ceiling channels)

Galvanised iron tracks are fixed to the floor and ceiling defining the partition line. Vertical GI studs are inserted at 400mm or 600mm centres to form the internal framework. Stud depth (70mm, 90mm, or 100mm) is chosen based on partition height, acoustic requirements, and cavity infill needs. All GI components are hot-dipped galvanised for long-term corrosion resistance.

Saint-Gobain Gyproc / USG Boral gypsum boards

Standard 12.5mm gypsum board for general applications, moisture-resistant (MR) board for areas with elevated humidity, and fire-rated Type X or Type F boards for compliance-critical partitions. Single or double-layer configurations are specified based on acoustic and fire performance requirements. We use certified boards from verified suppliers — no substitutes.

Glasswool or rockwool acoustic insulation

For sound-insulated partitions, 50mm or 75mm glasswool or rockwool slabs are installed within the stud cavity before the second board face is fixed. This infill is the primary driver of the partition's acoustic performance — without it, a standard gypsum partition provides basic noise reduction. Rockwool provides additional fire resistance in addition to acoustic control.

Jointing tape and ready-mix jointing compound

All board-to-board joints are reinforced with paper or fibreglass mesh jointing tape and filled with Gyproc ready-mix joint compound in multiple coats. This is the stage that determines the surface quality — proper tape embedding, compound feathering, and finish sanding produce a wall surface that paints perfectly with no visible join lines.

Site survey and partition layout

We mark the partition line on the floor, walls, and ceiling using a chalk line and laser level, confirming the layout with the client before any material is fixed. Door positions, electrical outlet locations, glass panel positions, and service routing are finalised at this stage to avoid modifications once the framework is up.

Floor and ceiling track installation

GI floor tracks are fixed to the slab using appropriate anchors — concrete screws for RCC slabs, wall plugs for brick substrates. Ceiling tracks are fixed in the same manner to the overhead structure. Both tracks are checked for plumb and alignment before stud installation begins. Foam tape is applied under the tracks to prevent vibration transmission and improve acoustic isolation.

Stud framework and door/window frame installation

Vertical studs are installed at calculated centres along the full partition length. Door frame king studs and headers are fixed at the door opening position, with the door frame itself set flush and level. For glass panel inserts, aluminium or steel frames are fixed within the stud opening. All electrical backboxes and conduits are positioned within the stud cavity at this stage.

First board face and acoustic infill

Gypsum boards are cut to size and fixed to one face of the stud framework with self-drilling drywall screws at the correct spacing and depth. Boards are staggered to avoid continuous vertical joins. Once the first face is complete and electrical wiring is run, acoustic insulation slabs are fitted tightly within each stud bay if specified.

Second board face and joint finishing

The second board face is fixed to the opposite side of the framework. All joints — between boards and at board-to-wall, board-to-floor, and board-to-ceiling junctions — are taped and filled with jointing compound in two to three coats, with sanding between coats. The result is a smooth, even wall surface with no visible joins or fastener heads.

Priming, quality check, and handover

The completed partition is primed and inspected for surface quality — any residual imperfections are addressed before the space is handed over. We check that all door frames are square, all electrical outlets are flush, and all glass panels are secure. The partition is ready for final paint finishes, tiling, or any surface treatment your project requires.
